Mai Khao is Phuket's longest beach — eleven uninterrupted kilometres running north from the airport runway to the Sarasin Bridge — and its emptiest. Much of it fronts Sirinat National Park land: no beach clubs, no jet skis, sea turtles still nesting between November and February, and the famous plane-spotting spot at the southern end. Be honest with yourself about the water: the shore drops steeply and currents are strong year-round, genuinely dangerous in monsoon. This is a walking-at-dawn beach more than a daily-swim beach.
Property follows the emptiness: low-rise resort residences and large-plot villas scattered inland among the casuarinas, at land values the west-coast beaches left behind years ago. Mai Khao suits frequent flyers (the airport is minutes away, flight paths mostly over the sea), privacy seekers, and patient buyers playing a longer development horizon.
