villa-in-phuket.com is a listings aggregator: we display property listings supplied by independent partner agencies and forward your enquiries to them. We are not a real-estate agency or broker, we are not a party to any transaction, and we do not provide legal, tax or investment advice. Using the site is free for visitors.
2. Listing data and accuracy
Listing content — prices, availability, measurements, photos, ownership structure — comes from partner agencies' data feeds and is republished in good faith without independent verification. It may be incomplete, out of date or contain errors, and availability changes daily. Always verify every material fact (title, ownership structure, measurements, price) directly with the agency and through independent legal due diligence before making any decision.
3. Prices and currency conversion
The Thai baht (฿) price is the only authoritative price. Converted amounts in other currencies are approximations based on periodically updated exchange rates, are marked with ≈, and must not be relied on for any transaction. Editorial content such as guides and FAQs is general information only and is not legal, tax, immigration or investment advice.
4. Enquiries and third parties
When you submit an enquiry, we pass it to the partner agency that represents the relevant listing. Any subsequent viewing, negotiation, contract or payment is strictly between you and that agency (and the property's owner). We are not responsible for the acts or omissions of any agency, and receiving a referral fee from agencies does not make us your agent or theirs.
5. Acceptable use and intellectual property
You may use the site for personal, non-commercial property search. You may not scrape, bulk-download or republish listing data, interfere with the service, or submit false enquiries. Site design, editorial content and the compilation of listings are protected by copyright; listing photos remain the property of their respective owners.
6. Limitation of liability
The site is provided "as is" without warranties of any kind. To the maximum extent permitted by law, we exclude liability for any loss arising from use of the site, reliance on listing or editorial content, currency conversions, or dealings with partner agencies. Nothing in these terms excludes liability that cannot lawfully be excluded.
7. Governing law and changes
These terms are governed by the laws of Thailand, and disputes are subject to the courts of Thailand. We may update these terms and the site at any time; the version published here applies. If any clause is found unenforceable, the rest remains in effect.
